Westchase · Hillsborough County
A Westchase house, on its first full renovation.
Westchase was built from the early 1990s, and its houses are now reaching thirty years. Kitchens, baths and living rooms are ready to be redesigned, and we design them in full before anything is bought.

Inside the house, the association does not review.
The Westchase Community Association requires approval before any exterior modification: paint, additions, pools and lanais, pavers and landscaping. Its Modifications Committee meets every other Tuesday, and an application not acted on within forty-five days is deemed approved. Some neighbourhoods also have their own sub-association.
Kitchens, baths, flooring and interior layouts are not part of the association’s review. An interior-led renovation goes straight to permit. When a project does touch the exterior, we time the drawings to the committee’s calendar.

Westchase is county, not city.
Westchase is unincorporated Hillsborough County, so permits come from the county’s Development Services, not from the City of Tampa. In a flood zone, the county measures substantial improvement against 50% of the structure’s market value, from an independent appraisal or the Property Appraiser’s value adjusted to market.
The plan works. The rooms need to catch up.
Westchase has seventeen neighbourhoods and more than 3,500 homes, most of them from the same building years. Their plans tend to be sound; it is the kitchens, baths and finishes that date them. That is the best kind of renovation to design: the walls can mostly stay, and everything inside them can change.
