Temple Terrace · Hillsborough County

Temple Terrace, a 1920s town on the river.

Planned in the early 1920s as a Mediterranean Revival golf-course town on the Hillsborough River, and named for the Temple orange. We design kitchens, baths and interiors that respect the houses they belong to.

01Historic review

Only designated houses, and only the outside.

In 2023 Temple Terrace created a historic preservation program with its own board, and designation needs the owner’s consent. A Certificate of Appropriateness applies only to designated properties, and only to permitted work that affects the exterior. The ordinance does not restrict interior remodelling that leaves the exterior as it is.

For a designated house, the city offers a property tax exemption for qualifying rehabilitation, counting interior and exterior work together. The golf course itself has been on the National Register since 2012.

02The river

Per permit, against the building alone.

The city names the Hillsborough River as its flooding source and requires a permit for all development in the floodplain. It measures the work against 50% of the building’s market value, land excluded, comparing the costs of each permit application. An independent appraisal can change whether a house must be raised.

03Trees

The oaks are part of the design.

On single-family lots, the city protects trees of twelve inches in diameter and grand trees of twenty-four, and removing one needs a permit. An addition’s footprint should be drawn around them from the first sketch, not discovered at permit.
