Tampa Palms · Tampa
Tampa Palms houses, redesigned from the inside.
Tampa Palms took shape along the Hillsborough River from the mid-1980s, in villages of estates, family homes, townhomes and condominiums. Many are ready for their first full renovation, and we design it in full.

The association first, then the city.
The Tampa Palms Owners Association requires approval from its Residential Modifications Committee for any change to the exterior, including landscape design, before you apply to any government agency or sub-association. Applications need dimensions, materials and colour samples.
Interior work is not part of that review. A kitchen or bath goes straight to a City of Tampa permit; an addition or a new terrace starts with the committee. We prepare the drawings in that order.

Measured, then drawn
Tampa Palms is city, not county.
Tampa Palms lies inside the City of Tampa, so permits come from the city’s Construction Services, not from Hillsborough County as in Westchase. Where a house is in a mapped flood zone, Tampa measures substantial improvement against 50% of the structure’s market value, using the Property Appraiser’s building value or an independent appraisal.
An estate and a townhome need different designs.
With twenty-eight villages, Tampa Palms has gated estates, family houses, townhomes and condominiums side by side. A large house needs a plan that ties its rooms together; a townhome needs every inch to work. We design for the house you have, not for a generic idea of the neighbourhood.

One core service, two ways to begin.
Full-Service Interior Design is our core service, for projects that need a developed design and the studio alongside you. Design Day and the Design Consultation are for decisions and direction. It all starts with a twenty-minute introductory call.
Do I need owners association approval to remodel my kitchen?
The Residential Modifications Committee reviews changes to the exterior, including landscaping. Interior work is not part of its review, though City of Tampa permits still apply.
Is Tampa Palms in the City of Tampa or Hillsborough County?
The City of Tampa. Permits come from the city’s Construction Services.
What comes first for an addition: the association or the permit?
The association. Its committee must approve exterior changes before you apply to any government agency or sub-association.
Where do we start?
With a twenty-minute introductory call to understand the project. From there we recommend Full-Service Interior Design, a Design Day or a Design Consultation, whichever fits.
