Seminole · Pinellas County

Seminole homes, redesigned after a hard year.

Houses around Lake Seminole, Long Bayou and Cross Bayou, and quiet streets in between. The 2024 storms reached many of them. We design what comes next, in full, before anything is bought.

01Where the water is

Most of Seminole is outside the floodplain.

The city names its flooding sources as Long Bayou, Cross Bayou and Lake Seminole, with the ditches and streams that feed them, and puts about 11% of its properties in the 100-year floodplain. For most houses, the flood rule does not limit the renovation at all.

For lots on the lake and the bayous it does. There the city measures the work against 50% of the structure’s market value, using the county’s assessed value of the building or a certified appraisal, and requires the lowest floor of a rebuilt house to sit at least a foot above the base flood elevation.

02City permits

Seminole issues its own, and counts each project on its own.

The city’s Building Division issues permits, reviews plans and inspects. Its substantial-improvement form measures each improvement on its own, before the start of construction, with no multi-year tally. A renovation planned in the right order is a real option.

03After 2024

The storms reached inland homes too.

Helene and Milton damaged hundreds of single-family homes in Seminole, and much of that damage was away from the water. Repair is the moment to redesign: if the drywall, floors and cabinets are coming out anyway, the plan, the light and the storage can change with them.

Questions

Questions from Seminole

All questions→
Is my Seminole house in a flood zone?

Probably not: the city puts about 11% of its properties in the 100-year floodplain, mostly around Long Bayou, Cross Bayou and Lake Seminole. We check your parcel before anything is designed.

Is Seminole’s flood threshold 49% or 50%?

Seminole uses 50% of the structure’s market value, based on the county’s assessed value of the building or a certified appraisal.

My mailing address says Seminole. Is my house in the city?

Not necessarily. Seminole addresses come through nearby post offices, and many are in unincorporated Pinellas County, where the threshold is 49%. We confirm the jurisdiction on the Property Appraiser’s record.

Where do we start?

With a twenty-minute introductory call to understand the project. From there we recommend Full-Service Interior Design, a Design Day or a Design Consultation, whichever fits.
