The Redingtons · Pinellas County

Three Redingtons, three sets of rules.

Redington Beach, North Redington Beach and Redington Shores share a stretch of island and a ZIP code, and almost nothing else on paper. We design the interiors in full, under the rules of the town your house is actually in.

01Side by side

Same ZIP code, different rulebooks.

Redington Beach · 50% of the structure’s market value, no look-back in its code. Building services are run by a private provider for the town.

North Redington Beach · 50%, no look-back in its code. Building services are also run by a private provider for the town.

Redington Shores · 49%, based on the Property Appraiser’s improvement value, with the town’s own building department. Its code still describes a one-year cumulative period, which Florida law has barred since June 2025, so we confirm the current method with the town.

02After the storms

Well over a thousand letters across the three towns.

By May 2025 Redington Shores had processed 745 damage-determination letters and Redington Beach 700, and North Redington Beach had issued 273 substantial-damage letters by January 2025. Those letters decide what each house may become: a remodel within the line, or a rebuild to current flood code.

On the Gulf side, repairing a house within its existing foundation is exempt from the state’s coastal construction permit. A full rebuild is a different project. The design starts by knowing which one yours is.

03Bay side and Gulf side

Fingers on the bay, towers on the Gulf.

Single-family houses sit on the bayfront fingers and quiet streets; condominiums and hotels line Gulf Boulevard. In Redington Shores, new construction and substantial improvements go through site plan review, except single-family homes and duplexes east of Gulf Boulevard. We design for the house and the side of the island it is on.

Questions

Questions from The Redingtons

All questions→
Is the flood threshold the same in all three Redingtons?

No. Redington Beach and North Redington Beach use 50% of the structure’s market value. Redington Shores uses 49%.

Who issues permits in each town?

Redington Shores has its own building department. Redington Beach and North Redington Beach have their building services run by a private provider for the town.

Does Redington Shores still add up work over a year?

Its code still describes a one-year cumulative period, but Florida law has barred cumulative look-back periods since June 2025. We confirm the current method with the town before the scope is set.
