Old Northeast · St. Petersburg
An Old Northeast house, renewed from the inside.
Brick streets, hexagon-block sidewalks and houses from the 1910s and 1920s. We design kitchens, baths and whole interiors that respect the house they belong to.

Houses built before anyone planned a kitchen island.
Old Northeast is the North Shore Historic District, listed on the National Register in 2003, running from 4th Street North to the bay. Craftsman bungalows, Colonial Revival, Mediterranean Revival, Prairie and Tudor houses share the same brick streets.
Their rooms are well proportioned and their plans are a century old. The work is almost always the same: a kitchen that opens without losing the house, baths that feel original but work like new ones, and millwork that matches what is already there.

The National Register listing alone adds no review.
Review is triggered by local designation, not by the National Register. Inside a local historic district such as Granada Terrace, the city requires a Certificate of Appropriateness before any exterior alteration: walls, roofs, windows, siding, additions and demolition. The application package covers exterior work.
That makes interior-led renovation the natural path in Old Northeast. Kitchens, baths and layout changes inside the house still need building permits, and we confirm the designation of your address before anything is drawn.
Closer to the bay, the flood rule applies too.
Lots near Coffee Pot Bayou and the waterfront are often mapped in a flood zone; lots toward 4th Street often are not. In a flood zone, the cost of the work is measured against the market value of the structure, land excluded, and in St. Petersburg the line is 49%. Locally designated historic houses may qualify for flood-rule variances during rehabilitation, which is a reason to plan the design and the historic review together.

One core service, two ways to begin.
Full-Service Interior Design is our core service, for projects that need a developed design and the studio alongside you. Design Day and the Design Consultation are for decisions and direction. It all starts with a twenty-minute introductory call.
Do I need historic approval to redo my kitchen?
Usually not for the interior. The city’s Certificate of Appropriateness applies to exterior alterations of properties in a local historic district or of local landmarks. Interior work still needs building permits. We confirm your address’s designation first.
Is all of Old Northeast a local historic district?
No. Old Northeast is the North Shore Historic District on the National Register, which adds no review on its own. Smaller local districts inside it, such as Granada Terrace, do require review for exterior work.
My house is near Coffee Pot Bayou. Does the flood rule apply?
It may. Many lots near the bayou are in a mapped flood zone, where St. Petersburg measures the cost of the work against 49% of the structure’s value. We check your parcel before the scope is drawn.
Where do we start?
With a twenty-minute introductory call to understand the project. From there we recommend Full-Service Interior Design, a Design Day or a Design Consultation, whichever fits.
