Madeira Beach · Pinellas County
Madeira Beach, rebuilt room by room.
After Helene and Milton, Madeira Beach became a city of rebuilding. Whether your house is being restored or raised, we design the interior in full so it comes back calmer and stronger than it was.

Madeira Beach decides, and the whole city is in the floodplain.
Madeira Beach runs its own building department through Community Development. The city states that it lies entirely within the floodplain, and it measures work against 50% of the structure’s market value, land excluded. Owner labour and donated materials count at market rates.
In November 2024 the city removed its one-year look-back, ahead of the state law that now bars them. Each permit is judged on its own. That makes a renovation planned in the right order a real option, and planning that order is design work.

More than thirteen hundred letters, one house at a time.
By March 2025 the city had sent 1,358 substantial-damage determination notifications. If your house received one, its status shapes everything that follows: a careful remodel kept under the line, or an elevated rebuild designed from scratch.
The city asks for a line-item cost breakdown with each application. Our drawings and specifications are itemised that way already, which is the fastest route through a busy permit office.
Rooms that recover, instead of starting over.
Below the flood elevation we specify finishes that tolerate water: porcelain and stone floors, cabinetry raised on legs or plinths, outlets and equipment set high. Above it, the rooms can be as warm as any inland house.

One core service, two ways to begin.
Full-Service Interior Design is our core service, for projects that need a developed design and the studio alongside you. Design Day and the Design Consultation are for decisions and direction. It all starts with a twenty-minute introductory call.
Is Madeira Beach’s flood threshold 49% or 50%?
Madeira Beach uses 50% of the structure’s market value, land excluded.
Does the city add up work from previous years?
No. In November 2024 Madeira Beach removed its one-year look-back from its flood code, and Florida law has barred cumulative look-back periods since June 2025. Each permit is judged on its own.
I received a substantial-damage letter. Can you still help?
Yes. The letter sets what the house is allowed to become, and the design starts there: either a remodel that stays under the line or interiors for a raised rebuild.
Where do we start?
With a twenty-minute introductory call to understand the project. From there we recommend Full-Service Interior Design, a Design Day or a Design Consultation, whichever fits.
