Largo · Pinellas County
Largo homes, designed before the new code arrives.
Largo grew fast after the war, and many of its houses are ready for their first real redesign. We draw kitchens, baths and whole interiors in full, before anything is bought.

A new building code applies from 31 December 2026.
Largo’s Building Services Division issues permits through the city’s online portal, and the city states that the 9th edition of the Florida Building Code applies to applications from 31 December 2026. A design started now can be drawn to the code it will be permitted under.

A Largo address is not always the City of Largo.
Largo is surrounded by unincorporated county enclaves, and some sit inside it. A house with a Largo address may be permitted by the city or by Pinellas County, and the flood threshold differs: 50% in the city, 49% in unincorporated Pinellas. We confirm the jurisdiction on the Property Appraiser’s record first.
Along Allen’s Creek and McKay Creek, the rule decides the scope.
Homes in the city’s flood hazard area that were damaged in 2024 go through a substantial-damage assessment. The city measures the work against 50% of the structure’s market value, from the Property Appraiser’s just value or a private appraisal, and counts donated materials and volunteer labour. We draw the scope against that number from the start.

Is Largo’s flood threshold 49% or 50%?
The City of Largo uses 50% of the structure’s market value. Unincorporated county enclaves around and inside Largo use 49%.
Does the new Florida Building Code affect my project?
Largo states that the 9th edition applies to permit applications from 31 December 2026. We draw to the code your application will be reviewed under.
Does the city still add up work over five years?
One city page still describes a five-year cumulative period, but Florida law has barred cumulative look-back periods since June 2025. We confirm the current method with the city before the scope is set.
Where do we start?
