Gulfport · Pinellas County
Gulfport starts a few blocks from our door.
The studio sits on 22nd Avenue South, just east of the Gulfport line. Old Florida cottages, bungalows and waterfront houses are our nearest neighbours, and we design them in full.

Small houses with a lot of character.
Gulfport was founded as Veteran City and incorporated in 1910. Its waterfront and Veteran City streets are lined with cottages and bungalows under the oaks, and with mid-century houses closer to Boca Ciega Bay.
Small houses reward careful design more than large ones. Every inch of a cottage kitchen or bath has to work, storage has to disappear, and the finishes have to feel like they belong to the house.

Here the line is 50%, and the city decides it.
Gulfport issues its own permits through the city’s Building Division, not the county. About a third of the city lies in the high-risk flood zone.
In a flood zone, the cost of the work is measured against the market value of the structure, land excluded. Gulfport’s threshold is 50%, one point higher than St. Petersburg’s, and the city accepts either an independent appraisal or the Property Appraiser’s value adjusted to market. We confirm the zone and the value for your address before the scope is drawn.
Permitted work is the work that lasts.
After Helene and Milton the city handled more than six hundred flood-affected properties and has flagged repairs made without permits. Every drawing we make is ready to permit, and every scope is sized to what the house is allowed.

One core service, two ways to begin.
Full-Service Interior Design is our core service, for projects that need a developed design and the studio alongside you. Design Day and the Design Consultation are for decisions and direction. It all starts with a twenty-minute introductory call.
Who issues permits in Gulfport?
The City of Gulfport, through its Building Division in Community Development. Gulfport does not use the county for building permits.
Is the flood threshold 49% or 50% in Gulfport?
Gulfport uses 50% of the structure’s market value, land excluded. St. Petersburg, next door, uses 49%. The line is set by the city your house is in.
Can I visit the studio?
Yes. The studio at 4746 22nd Ave S opens in January 2027, six days a week including Saturdays, a few blocks from the Gulfport line.
Where do we start?
With a twenty-minute introductory call to understand the project. From there we recommend Full-Service Interior Design, a Design Day or a Design Consultation, whichever fits.
