Carrollwood · Hillsborough County

Carrollwood houses, ready for their next chapter.

Original Carrollwood was built to order on a former orange grove around Lake Carroll from 1959. Carrollwood Village followed in the 1970s around a golf course. Both are ready for kitchens, baths and interiors designed in full.

01Two kinds of Carrollwood

Built to order, then built around a golf course.

Original Carrollwood was planned from 1959 on a former orange grove beside Lake Carroll, and more than nine hundred houses were built there through 1970, most of them to order. Carrollwood Village came later: its first families moved in in 1972, around a golf course and a loop of streets, with homes, townhomes and condominiums.

A house built to order in the 1960s has proportions worth keeping and systems that are due. A village house from the 1970s or 1980s usually has a sound plan and dated rooms. We design for the house you actually have.

02The association

Approval comes before the work.

Carrollwood Village has three residential phases, each with its own association. Phase III’s community standards require written approval from its architectural review committee before any material alteration, addition or modification to the lot, and they bind the people doing the work as well as the owner. Repainting beyond touch-up and storage containers kept more than three weeks also need approval.

We plan any exterior scope, and the logistics of the work, around those standards before the project starts. In Original Carrollwood, deed restrictions differ from house to house, so we check yours.

03County permits

Carrollwood is county, not city.

Carrollwood is unincorporated Hillsborough County, so permits come from the county, not from the City of Tampa. Where a house sits in a mapped flood zone, the county measures substantial improvement against 50% of the structure’s market value.
