Apollo Beach took its name in 1958, when its first subdivision was platted and canals were dredged through it. Many of its houses date from those early decades and face a canal or the bay. The best renovations here turn the house toward the water: kitchens and living rooms that open outward, and terraces that feel like rooms.

The 50% rule comes before the floor plan.
Helene’s surge reached the canal neighbourhoods in September 2024. Apollo Beach is unincorporated Hillsborough County, so permits come from the county, which measures substantial improvement against 50% of the structure’s market value, from an independent appraisal or the Property Appraiser’s value adjusted.
We start from that number: a remodel that stays within it, or interiors for a raised rebuild. Below the flood elevation we specify finishes that recover from water.
Character and the waterway, written into the plan.
The Apollo Beach Community Plan, part of the county’s comprehensive plan, sets goals for community character, open space and the natural waterway. It is guidance, not a design code, and it points toward renovating what is here rather than replacing it.
