Bathroom remodeling in Clearwater, Florida

What is particular about Clearwater

Permits

The city issues residential permits directly. A standard review runs 10 to 15 business days — but if the property is in a flood zone, or the project touches several trades at once, expect 20 to 30. A bathroom that moves plumbing is a multi-trade project.

Flood insurance

Clearwater is a CRS Class 5 community, which is a 25% discount on flood insurance inside the Special Flood Hazard Area. It improved from 20% on 1 October 2024.

Here the line is 50%, with two feet of freeboard

Clearwater measures the work against 50% of the structure’s market value, land excluded, using the tax-assessed value or your own licensed appraisal. Cross it, and the house must be built two feet above the base flood elevation. The city’s own advice is to carry a 10% contingency so a remodel does not drift over the line.

Investment

A renovation begins with a pre-construction agreement, and it ends in a firm written price.

Construction is delivered under a licensed registered contractor. A renovation begins with a pre-construction agreement: the site verified, every trade priced against the drawing, and a firm written price before anything is demolished. Part of its fee credits toward construction.
